My Waterpark

Someone recently referenced the yearly attendance at Deep River Water Park in Crown Point. Let me start off by saying, I'm not Anti-water park, I am just Anti-water park in downtown or at North River. The NorthRiver site is a total of 29 acres, which completely encapsulates you into a small area. Say the water park is a boon and the park wants to expand and add a couple new features - tough, there isnt a place to expand to. Here's an overview of the Deep River Water Park

Notice a difference in surroundings? They are bounded by cheap farm land, and plenty of room for expansion.

We've got 29 acres dedicated to a multitude of things - Can we get a first rate water park within the portion dedicated to the park? I think it may be time to start looking at the natatorium or the aquarium.

I think a Go Kart track would be great. The Putt Putt track is always packed. What about a petting Zoo? The one at the Zoo is packed all the time. We could even do hay rides with local farmers in the fall.

CFW,

Thanks for doing a follow-up to my post. I completely agree with your comments.

Something of this size would do well in an area that has easy access, probably somewhere off of 469.

"We've got 29 acres dedicated to a multitude of things" Except the ONE THING the majority of people surveyed said they wanted for THIS SPACE - a WATER PARK.

As proposed, the water park on the north end of the project appears to be an afterthought - Should have expected this to be just like Harrison Square - ask the people what they want and then do what you planned to do all along.

WHY DON'T WE HAVE PRIVATE INDUSRTY RUNNING THE SHOW?? I'M SICK OF THE TAXPAYERS PAYING FOR EVERYTHING. THE CITY DOES NOT NEED THIS LAND. LET A PRIVATE ENTITY DEVELOP IT. THERE WILL ALREADY BE TOO MUCH HOUSING WHEN THE HARRISON SQUARE CONDOS ARE BUILT. WE DON'T NEED ANYMORE GOVERNMENT FUNDED HOUSING!!!

NO MORE TAXES!

Looks like the fix is in - Mixed-Use is the giveaway - They planned to develop this as a community from the very beginning. This is turning out more and more like Harrison Square every day. Do you think a private developer is going to pay for that concrete hardscape on the river? All that open space is expensive and not leasable. Fort Wayne will have to give away the store once again to get any developer to bite. Glad I live outside the city limits.

This plan is horrible. There will be too much housing downtown. A young family will not want to live in an area that floods all of the time.

Stop wasting my money on stupid projects.

Be careful taxpayers!
Waterparks can lose as easy as make $ in the rainy midwest.

Angrier GOP,

"in an area that floods all of the time"

Floods all of the time huh?? It appears to be fine over there after a very wet month.

Take a close look at that photo Richard. See the steps to the waterfront? They forgot about the levee used to protect the area from flooding. Those pretty steps create a nice spillway during seasonal flooding directly into the area where the proposed buildings are! The picture may look nice, but the concept doesn't work!

Everyone is forgetting that much of this area is still a flood plain. Just because it is now vacant property doesn't change that.

Or Anon 4:22 and Anon 10:31 you could actually look at the flood plain maps. According to city planners, Omnisource land is entirely outside the flood plain. The flood plain is on the south side of the river (Headwaters Park) and the south part of Lawton Park.

Proximity to the rivers isn't the only factor that determines if land will flood.

Rachel, the OmniSource property is entirely outside of the floodplain exactly because the levee was placed there. Since there is no levee on the south part of Lawton Park, it continues to flood. I've been told this is by design, to allow overflow of the St. Mary's to reduce flooding in other areas. You will notice that the west side of Lawton park also has a levee, to prevent this from spilling over Clinton Street.

Lawton Park also floods because of the Spy Run Creek on the east side. The idea is to try and keep Clinton Street open as long as possible. Even if only semi tractor units could make it.

The Omni Source site has been out of the flood plain for many many years. However, the hardedge area of the plan would be in the flood plain.

I wonder what some of you may have to say if you read the Roadkill Taxpayers blog. The guy seems to have some points that may need be addressed.

thanks for the blatant plug of your own blog.

Whatever land it will be built on, you can bet Neumeister will own it before the city or county own it, but he will sell it to them.
